Lightility designed and implemented a lighting energy and maintenance efficiency program at MedStar Health in Brandywine, MD, a property owned by Physicians Realty Trust.

The Challenge:

Improve lighting efficiency within a large 60,000 square foot medical office building that serves Prince George’s, Charles and St. Mary’s counties with primary care and multi-specialty care.

The project consisted of a full upgrade to the sites existing lighting with new fixtures throughout the individual office suites, stairwells and all exterior lighting. The facility ownership wanted to reduce energy and maintenance costs while improving the overall quality of the lighting. Additionally, with the daily activity during working hours being a challenge, we focused on an off-hour installation to minimize daytime disruption and noise while also managing timelines and site logistics which was critical to a successful implementation and quality assurance process.

The Client:

Physicians Realty Trust is a public health care REIT who partners with physicians, hospitals, and other providers to acquire and build a high quality portfolio of health care real estate assets. Physicians Realty Trust is comprised of 275 health care properties covering over 14 million GLA

The Solution:

Lightility bid, specified, designed, implemented and managed all phases of the lighting upgrade, including rebate submittal and collection, and warranty facilitation services. Detailed project updates were presented daily, and regular progress meetings ensured smooth transitions between areas of the facility, interior and exterior spaces. The project was completed on-time and on-budget.
